Where do we begin?
If you are thinking of having any alterations done to your property give us a call to discuss what permissions you will require to carry out the work.
What happens next?
We will visit you at home, at your convenience; this is when we will discuss what improvements you require.
We will give you some design ideas and discuss budget costing for the alterations.
Once we have agreed the scope of the works required, we will prepare a detailed quotation for you to consider.
There is NO charge for our time to this stage, and you are under no obligations to accept our proposals, we will never ‘hard sell’ our proposals, we are not sales people.
If you accept our proposals we will gladly commence to the next stage of the Project.
If you wish to end there, we will thank you for your time and move on to our next project.
What will it cost?
Because your project is unique and tailored to your needs it would be unfair to try and second guess the full scope of works.
Do you charge VAT?
We do not currently charge VAT; however, this would change if we were advised to do so by our Accountants.
What is Included in Your Quotation?
We will produce the relevant Architectural drawings required to gain a Planning Permission and Building Warrant.
What is excluded from Your Quotation?
Local Authority Fees.
Engineering Fees, we can recommend an Engineer if you require.
Anything that is not Architectural, sometimes the Council will ask for additional information. Examples of this could be tree surveys, topological land surveys, flood risk assessments etc. Should any additional information be required we will naturally co-ordinate this with the appointed consultants, additional fees would be needed for the consultants.
What Happens once we agree to progress?
We will carry out a measured survey of your house. This survey determines the layout of the rooms and boundaries. From this we will produce your proposed drawings, once you are happy with our design proposals we will commence preparing the drawings for the Permissions.
Can we give you the measurements for our house to save time?
Unfortunately No, this is a critical part of the process and must be carried out correctly. We could not take the responsibility for inaccurate sizes. A standard measured survey should take no longer than 2 hours.
How and when do we pay you?
Our preference is to be paid by cheque. Our quotation will explain payments in detail, but this is generally spread over the 4 key stages: Planning Submission, Planning determination, Building warrant submission and Building warrant approval.
What Permissions do we need?
The basic permissions required are Planning permission and Building Warrant. There is however other types of permissions that may be required and we would advise you of these at the time.
How long do the permissions take?
There are many factors that can affect the time taken to obtain permissions.
We will naturally keep you informed of progress throughout the permissions stage of the Project.
When can I start Building?
Once you have obtained Planning Permission and Building Warrant you are almost ready to start. Planning Permissions come with conditions, and sometime these conditions will have to be met before you can start Building. We will advise you when your Builder can legally start work.
Is that your work finished?
Once we have advised you that you can legally commence building, our work is usually finished, however, some clients wish us to manage the project on site with their builder.
We are more than happy to carry out this work; there would be an additional fee for this part of the work.
What guarantee do we get from you?
We are covered by Professional Indemnity Insurance; this is an insurance policy that would protect you in the unlikely event we make a design mistake.
